Technical project
The technical project is a design phase which is prepared in accordance with Ordinance 21.05.05.2004, which explains precisely the scope and content of the investment projects.

What is the procedure?
After issuing a sketch/visa (design permit) for design by the chief architect of the municipality in which your property is located, the above projects or part of them are submitted depending on the specifics and type of the building being designed. Depending on your desire, it is possible to prepare the so-called Conformity Assessment of an Investment Project, by a licensed construction supervision company. In this case, the projects for your site are submitted to the Municipality and the Chief Architect issues a building permit within 7 working days. Otherwise, all projects are evaluated by the Expert Council on Spatial Planning which takes between 2 weeks and a month for coordination. After the technical designs are approved and after a construction permit is issued, it is announced to the Regional Directorate for National Construction Supervision for a period of 14 days from the date of issue.
After the construction permit enters into force, the assignor is obliged to make a contract for Author’s supervision with the designer according to Art. 162, p. 2 of the Spatial Development Act. Then the contracting authority signs a contract for construction supervision with a licensed company, which elaborates and keeps the documentation of the site until a Certificate of commissioning (Act 16) is issued.
