Technical design
The technical design represents a phase of the design process and is prepared in accordance with Regulation 21.05.05.2004, which specifies the scope and content of investment projects.

What is the procedure?
След издаване на sketch/visa (design permit) for design by the chief architect of the municipality in which your property is located, the above-mentioned designs or part of them are submitted, depending on the specifics and type of the building being designed. Depending on your wishes, it is possible to prepare a so-called Investment Project Compliance Assessment or OSIP from a licensed construction supervision company. In this case, the designs for your project are submitted to the municipality and the chief architect issues a building permit (BP) within 7 working days.
Otherwise, all projects are reviewed by the Expert Council on Spatial Planning (ECSP), which takes between two weeks and a month for approval. Any comments are corrected by the designer. Once the technical designs have been approved and a building permit has been issued, it is announced to the RDNS for a period of 14 days from the date of issue. (The client must sign to confirm that they have been notified of the issuance of the building permit.)
Once the building permit has come into force, the client is obliged to conclude a contract for author supervision within the meaning of Article 162(2) of the Spatial Development Act with the designer. The client then concludes a construction supervision contract with a licensed construction supervision company, which keeps the site documentation until the commissioning certificate (Act 16) is issued.
